Home Information Pack (HIP)
The introduction of the Home Information Pack (HIP) on August 1st 2007 brought about a change in the way properties are sold in England and Wales. The requirement for other properties has been phased-in. Every such property now needs to have a Home Information Pack if it is placed on the market for sale and an Energy Certificate is a mandatory document within the pack. Home Condition Report - part of the Home Information Pack
To make the Home Information Packs as flexible and useful as possible there are other documents that can be included. These include a Home Condition Report with information about the physical condition of the property, which means everyone can rely on it as a legally authorised document. With this report included there will be fewer unpleasant surprises later on in the buying process.

Sellers will know they have given as much initial information as they can to a buyer, reducing the risk of the buyer backing out later in the sale, or trying to pay a lower price for the home.
